  1. Modified ISO shipping containers — a genuine 20ft or 40ft steel container, cut, reinforced and fitted out. Its dimensions follow ISO standards: 20ft ≈ 6.06 m × 2.44 m × 2.59 m (about 33 m³ internal volume); 40ft ≈ 12.19 m × 2.44 m × 2.59 m (about 67 m³).
  2. Purpose-built prefab container units — a welded steel frame with insulated panels, built to container-like dimensions but never intended for cargo. This is what most suppliers mean by "container house".

Both share the same core advantage: the structure is fabricated in a factory, shipped flat or assembled, and craned into position. Site work is reduced to foundations, connection and fit-out.


Why Container Houses Are Growing So Fast

Speed. A conventional building can take months on site. A container house arrives complete — structure, insulation, windows, doors, electrical and plumbing rough-in already installed.

Cost predictability. Factory production means fixed labour costs and repeatable quality. There are no weather delays and far less site labour.

Relocatability. Units can be unbolted, craned onto a truck and moved to a new site. For contractors working multi-year projects across different locations, this is often the deciding factor.

Sustainability. Reusing an existing container keeps steel in service. Purpose-built units can be disassembled and reused rather than demolished.

Land flexibility. Because units sit on simple foundations or ground screws, they work on sites where permanent construction is not permitted.


The Five Main Types of Container House

1. Flat Pack Container House

Shipped as a flat stack of panels, roof, floor and frame sections, then assembled on site. A standard 20ft flat pack unit typically packs about six to a 40ft container, which keeps ocean freight cost low. Assembly of a single unit usually takes two to four workers a few hours with basic tools and a small crane or forklift.

Best for: remote projects, distributors buying in volume, buyers paying their own freight.

2. Foldable Container House

The unit folds flat for transport and unfolds on site — normally in under an hour with a crane. Foldable units save more space than flat pack (often eight to ten units per 40ft container) but cost slightly more per unit because the frame needs hinges and reinforcement.

Best for: projects that need to redeploy units repeatedly; rental fleets.

3. Expandable Container House

A telescopic unit that stays assembled and expands sideways on site, typically doubling the floor area. Finished like a small apartment, with bedroom, bathroom and kitchen.

Best for: family accommodation, site management, homestay and resort use.

4. Modified Shipping Containers (Container Conversions)

A real corten steel container modified for a specific function — often used for coffee shops, pop-up retail and workshops, where the industrial look is an asset.

Best for: brand-led projects, food and beverage, retail.

5. Stacked Modular Container Buildings

Multiple units bolted together horizontally and vertically to form two- or three-storey buildings, with staircases, corridors and shared services. Frames must be engineered for stacking loads.

Best for: labour camps, dormitories, temporary hospitals and schools.


Container House Specifications That Actually Matter

Most container house complaints trace back to specifications that were never questioned at the quotation stage. These are the items worth pinning down in writing:

What Drives the Price of a Container House

There is no single "container house price" — two units with the same footprint can differ by a factor of two or more. The variables are:

  • Size and layout — 10ft, 20ft, 30ft and 40ft footprints, and how many internal rooms the unit must contain
  • Structure — galvanized versus painted frame, and whether the frame is engineered for stacking
  • Panel type and thickness — EPS at 50 mm and PU at 100 mm are different products
  • Fit-out level — empty shell, or fully finished with bathroom, kitchen, air conditioning and furniture
  • Quantity — panel and frame production is set up cost, so unit price falls sharply with volume
  • Delivery terms and destination — EXW, FOB or CIF, and how much of the cost is ocean freight
  • Destination standards — voltage, fire rating and code compliance required at the final site

The practical approach is to ask for a specification sheet and a quote at a defined configuration, rather than comparing headline prices. Two "20ft container house" quotes are rarely for the same building.

  • Workforce accommodation — labour camps, dormitories, mining and oil field housing
  • Government and civic — temporary schools, clinics, polling stations, disaster relief shelters

  • Residential — guest houses, homestays, garden studios, farm accommodation
  • Industrial — control rooms, guard houses, generator and equipment enclosures

Installation and Lead Time

A single flat pack or foldable unit is typically positioned, levelled and connected in a few hours to one day, assuming foundations are ready. Multi-storey modular buildings take longer because stacking, staircases and services need coordinated sequencing.

Lead time depends on three things: whether you order from stock or production, the fit-out level, and shipping transit time. Production for a configured order is generally measured in weeks rather than months, but always confirm both production and transit separately — suppliers often quote one and let the buyer assume the total.


How to Choose a Container House Supplier

Before you place a deposit, check:

  1. Factory, not just an office — ask for a video walkthrough of the production line and the address.
  2. Verifiable certifications — an ISO 9001 certificate with a certificate number that can be checked, and test reports for fire rating and panel performance.
  3. Reference projects — completed sites in a comparable climate, ideally with photographs that are not stock images.
  4. Drawings before payment — a competent supplier will produce layout and foundation drawings for you to approve.
  5. Packing plan — how many units fit per container, and who bears the cost if the plan does not work.
  6. Named contact and response time — a supplier who answers technical questions slowly before the sale will answer warranty questions slowly after it.
  7. Spare parts and after-sales — panel, door and window availability for future repairs.

Frequently Asked Questions

How long does it take to install a container house? A single flat pack or foldable unit is usually assembled and positioned within one working day, provided foundations are prepared. A two- or three-storey modular building takes considerably longer.

Do container houses need a foundation? They need a level, load-bearing base, but not a conventional foundation. Concrete strip foundations, concrete blocks, ground screws and compacted gravel pads are all common, depending on soil and expected loads. Foundation drawings should come from your supplier.

Are container houses warm in winter and cool in summer? That depends entirely on the panel. A 50 mm EPS panel performs very differently from a 100 mm polyurethane panel. Give your supplier the local temperature extremes and ask them to specify the panel for that range — not the other way round.

How long does a container house last? Frame life is driven by coating and climate. A hot-dip galvanized frame in a moderate climate lasts substantially longer than a painted frame in a coastal environment. Panel life is driven by the material and by how well joints are sealed and maintained.

Can container houses be shipped fully assembled? Flat pack and foldable types are designed for container shipping and are the most cost-effective for export. Larger expandable units can sometimes ship assembled, but you will pay for the volume.
